Thirty-four brochure pages promise sweeping views and never name a direction - and the one direction they do name, east-west, is the axis on which the developer's two identical towers face each other, across their own car park.

The five things that decide it
1A full occupation certificate has covered both towers since May 2025 - the building is finished, largely occupied, and can be walked through before anyone commits a rupee.
2The two towers are the same height, ninety metres apart, so the inward-facing homes look straight at each other at every floor, and no premium and no height buys a way out of it.
3The west aspect is the only one with sea in it, a 259-metre tower already blocks its slice, and a 300-metre tower is sanctioned on the same bearing.
4The lowest habitable floor in the building already sold at about Rs 46,700 a foot, so everything above that price buys height and open sky on the two arcs that have towers sanctioned in them.

Freehold, owned outright, and one of the cleanest titles in the portfolio
  • The land is freehold and the developer owns it outright - not development rights, not a power of attorney over somebody else's parcel.
  • It was conveyed for Rs 185 crore on 17 August 2021, and the registered chain behind that conveyance runs unbroken back to a 1944 indenture with every intermediate devolution closed by probate.
  • It was certified non-cess at adjudication, so none of the cessed-building rehousing machinery applies here.
  • The independent title report bound into the 2026 sale agreement records that a company search was run and found no charges beyond the single one disclosed.
  • That matters: the charge position is professionally verified by a firm putting its name to it, even though the search itself is not in the folder.
  • A mortgage registered on 18 October 2022 in favour of a trusteeship company still stands, partially released on 25 August 2023.
  • Transfer of the land to the residents' society is deferred with no outer date and is conditioned on the developer collecting in full from every single buyer - a condition the developer's own statement that the project is fully sold brings close to satisfied, but which stays in the developer's gift until it is actually done.
  • The building was begun by a different developer; the change of applicant was accepted in October 2021 and nothing a buyer is handed says so.
The adverse facts about this land sit on the public record, not in the title. The regulator's page has answered 'no financial encumbrance' for three and a half years after the mortgage was registered.

  • When will the land actually be conveyed to the society, and what is outstanding on the mortgage today?

Finished and certified - the risk a buyer usually carries here is already spent
  • A full occupation certificate issued on 27 May 2025 covers both towers to the 45th floor at 172.90 metres, granted against a chief fire officer's completion certificate of 20 May 2025 and a full commencement certificate of 24 October 2024.
  • Larsen & Toubro was the contractor.
  • Field observation confirms the estate is finished and largely occupied - clubhouse, pool, gym, spa, courts and podium landscaping all built.
  • That single fact reshapes the whole assessment.
  • Construction risk and completion risk are both spent, so a buyer here is not funding a programme, waiting on a clearance or pricing a promise.
  • They are buying a standing building they can walk through, in a portfolio where most subjects cannot be walked through at all.
  • One blemish, and it is a records disagreement rather than a delivery one.
  • The engineer's certified filing as at 31 December 2025 still put the layout's internal and external development works at 69.10% with Rs 63.47 crore unspent, and the architect's filing carried the second tower's lift wells and lobbies at 85%.
  • Eight months separate that certificate from the site, so the works appear to have completed in the interval - but the two records disagree, and the disagreement is worth stating rather than smoothing away.

Diligent quarterly filings sitting on a public record that is wrong in six places
  • The filing discipline is better than most of the portfolio: quarterly architect, engineer and sold-unsold disclosures run without a visible gap from 2021 through to a filing of 3 February 2026.
  • Nothing suggests the developer has gone quiet or fallen behind.

The regulator's own page is the problem, and a buyer who reads it instead of the documents behind it is reading something materially false in both directions:

  • The commencement-certificate table renders blank - two empty rows - while a nine-endorsement certificate exists in the file.
  • The financial-encumbrance answer reads 'No', three and a half years after a mortgage was registered against the land.
  • The project coordinates are 0.000000 / 0.000000.
  • The parking table is filled in with every count at zero and a grand total of one.
  • The building table lists two buildings on a plot that carries four.
  • The annual audited-account filing stops at 2023-24.
  • None of this is a construction failure and none of it changes what has been built.
  • It does mean the official record understates the compound, denies a registered charge and cannot locate the project on a map.

Exact about the building, slippery about where the building is
  • The counts in the brochure check out precisely against the sanctioned drawings - 233 residences, a two-acre plot, two to four homes a floor, an eleven-foot floor-to-ceiling height.
  • There is no sea claim, no named landmark and no view direction anywhere in 34 pages. 'Sweeping views' is unfalsifiable, but it is at least not a specific lie, and that restraint is worth crediting.
  • Three claims fail against the record.
  • The project is presented throughout as MAHALAXMI when every government and registered document places it in Byculla, E Ward, 400011.
  • It is presented as a two-tower estate when the compound holds four structures and 299 households - and the brochure's own hero image shows an unlabelled block standing between the towers that it never names, counts or explains.
  • And the lift claim counts a fire lift and an evacuation lift among 'four high-speed elevators'.
  • One structural point about the document itself: it was created in May 2022 and has never been revised.
  • It predates the occupation certificate by three years, so it describes a building that did not exist when it was written and has not been updated now that it does.

Open in six directions above the tenth floor, and not one of them is protected
  • Start with the permanent part.
  • The two towers are the SAME height - 172.90 metres - standing about ninety metres apart with their own parking podium and clubhouse between them.
  • Because the tops are identical, there is no floor at which either clears the other: the inward aspect of each tower is walled by the other across roughly 22 degrees at every floor, forever.
  • Below the tenth floor it is not the other tower a resident sees but the edge of the parking decks, which top out at 25.6 metres, and the clubhouse roof at 34 metres above them.
  • The ninth floor is itself the amenity level.

Outward, and above about the tenth floor, the picture is genuinely good: a high, open mid-city outlook in six of eight directions, with the tall neighbours 300 metres to 1.3 kilometres away rather than on the boundary.

  • WEST - the only aspect with sea in it, and already the most compromised. A 259-metre tower at 306 metres walls its slice at every floor, and a sanctioned 300-metre tower at 961 metres sits on the same bearing still to be built.
  • SOUTH-WEST - the most blocked outward arc at 53%, walled at every floor by three named towers of 304, 254 and 194 metres.
  • NORTH - the cleanest today at 22% blocked, and the arc the field calls green. This is where 7 Mahalaxmi is sanctioned, 509 metres away: a 241.9-metre tower with a 312-metre pair behind it.
  • EAST from the second tower - open nearshore once above the inclusive-housing wing, which clears at about the ninth floor; the mid-distance is filling with towers of 161 and 223 metres.
  • SOUTH - relatively open at 26% with one tower named on it by field observation that could not be placed or measured, so it was deliberately kept out of the model rather than guessed at.
  • Nothing here is held open by anything permanent.
  • There is no sea frontage, no racecourse, no coastal-regulation strip and no rail corridor on any bearing.
  • The two arcs that are cleanest today are the two with named, sanctioned towers coming - which is exactly the pair a premium would be paid for.

Measured off the approved drawings at 87% and 89% - top-quartile plates
  • This is measured rather than estimated, because the sanctioned sheets carry their own area arithmetic.
  • On the first tower's typical floor the drawings certify 411.54 square metres of built-up area for the two homes on it, and the registered inventory gives those two homes as a three-bedroom of 150.90 and a four-bedroom of 203.88 square metres of carpet - 354.78 over 411.54, an efficiency of 86.2%.
  • On the second tower 430.35 square metres carries four homes totalling 380.42, which is 88.4%.
  • Every home wraps two faces of the tower, with the living room on one and the bedrooms on the other.
  • That is a deliberate dual-aspect plan rather than an accident of the site, and it earns the one-point bonus, taking the two plates to 87.2% and 89.4%.
  • For context, that puts both above Sugee SeaKrest at 86.6% and Rustomjee Crown at 82%, and below Kalpataru One at 94%.
  • No penalty applies to either plate: there is no butterfly circulation, no internal corridor, no column drawn inside a living room and no undersized dining for the bedroom count.
  • The second tower is the more efficient of the two for the obvious reason - four homes share the same fixed core that two homes carry in the first - which is precisely the trade that makes its lifts worse.
What to ask the builder
  • The west-face glass specification — brand, glazing thickness, and the heat-trapping (SHGC / U-value) number.

Nothing is carved out - but the paperwork cannot be reconciled to the drawing
  • The good news first, and it is real: no lobby, foyer or service zone is granted to any single home as exclusive use.
  • The agreement is emphatic the other way, stating that the buyer has no right, title or interest in the common areas and amenities.
  • That is the failure mode that has damaged other properties in this portfolio, and it is absent here.
  • What there is instead is an accounting hole.
  • The approved plate draws three further spaces attached to the home that no figure in the agreement accounts for: an enclosed foyer of 8.20 square metres inside the front door, a dry balcony of 4.93 square metres, and a service slab set 60 centimetres below alongside the utility area.
  • The agreement states one carpet figure and one aggregate line of 10.40 square metres for 'balcony and deck / flower bed / dry balcony' - and the balcony alone measures 10.41 on the drawing, which accounts for the whole of it.
  • Worse, the agreement defines the home three separate times as the area 'delineated by a red colour boundary line' on the annexed floor plan.
  • The copy that was registered is a greyscale scan with no red pixel anywhere on it.
  • A buyer cannot reconcile what was sold from the instrument that sold it - which is a disclosure-quality problem rather than a lost-area one, and it is scored as one.
What to ask the builder
  • Can we have a colour copy of the annexed plan showing the red boundary line, and a breakdown of the 10.40 square metre balcony and deck aggregate?

Fully priced - and the entire premium above the floor is a view premium
  • The last developer sale on record was registered on 12 March 2026 at Rs 10,22,41,016 for 2,190 square feet of carpet - about Rs 46,700 a foot, at 1.50 times the ready reckoner.
  • Three car parking bays are inside that rate: the agreement states expressly that no price or consideration was charged for them.
  • On top sit roughly Rs 44.16 lakh of other charges, about 4.3% of the price, of which the club membership alone is Rs 11.51 lakh - and tax on the consideration itself, which the agreement never quantifies.
  • What makes that number readable is the floor it bought.
  • It was the SECOND floor - the lowest habitable level in the building - whose inward aspect is the car-park deck edge.
  • On the building's own geometry that is the weakest position available, and it still cleared Rs 46,700.
  • The band for this frontage runs from about Rs 40,000 a foot at the base to Rs 55,000-60,000 for higher floors with clearer views, and listing quotes divide out to Rs 56,000-58,200, which corroborates the top.
  • So the worst position in the building transacted 17% ABOVE the base rather than at it.
  • Because delivery risk is spent, tenure is freehold and the building is finished, this price is not carrying construction or completion risk - which means the Rs 17,500 a foot between this print and the top of the band, about Rs 3.8 crore on this size, is bought with floor height and open sky and nothing else.
  • That premium is therefore exactly as durable as the arcs are, and the two arcs that would earn it are the two with sanctioned towers standing in them.
  • One caution on arithmetic: read against the statutory built-up area implied by the stamp instrument the same transaction is Rs 38,646 a foot, which would sit almost exactly on the band's base - true, and misleading, because nobody quotes this market on a statutory loading.
  • And with the developer stating the project fully sold, this is the last primary price the record will ever show here: everything above it is a resale market.

  • What is the all-in cost — including stamp duty, registration and goods-and-services tax (GST)?
  • What is the rate on the area I actually own (carpet plus deck) versus the marketed area?
  • What have recent apartments in this building / micro-market actually registered at?

  • The compound holds 233 sale homes plus 66 inclusive-housing tenements - 299 households on 8,692 square metres, about 139 households an acre.
  • They sit in FOUR structures: two 45-storey towers, a parking podium of ground plus seven decks with the clubhouse on its roof, and a ten-storey inclusive-housing wing at the street end.
  • Recreational open space is 2,459.77 square metres and the towers stand nine to ten metres from the north and south boundaries.
  • None of that is irregular and all of it is on the approved drawings - this is a legitimately dense scheme, sanctioned as such.
  • The problem is disclosure.
  • A buyer reading the two documents they are actually handed would not learn it: the regulator's building table names two of the four structures, and the brochure names two and then shows a third in its own hero image without labelling it, counting it or explaining what it is.

A maturing tower belt, with the pipeline pointed at the two best arcs
  • The immediate neighbours are not the issue.
  • The three registered abutters are low, and field observation is explicit that they leave the outward aspects open from inside the plot - which is why none of them was entered into the obstruction model on a guessed height.

What changes this neighbourhood over the next decade is the tower pipeline, and it runs at the arcs that matter:

  • 7 Mahalaxmi, 509 metres due north - a sanctioned 241.9-metre tower with a 312-metre pair behind it, standing in the cleanest arc this building has today.
  • L&T Mahalaxmi at 300 metres to the west, on the same bearing as the only aspect with sea in it.
  • A parcel sanctioned to ground-plus-78 to the north-north-west.
  • Piramal Aranya to the south-east, filling the second tower's mid-distance.
  • Two things that turned out to be less serious than they first read.
  • The old jail is a north-side object at distance on a different parallel road, and the field's reading is that no prisons clearance would have been required; the louvre instruction on the sanctioned parking plates is a deck-level screening measure, not a homes-level one.
  • The one genuinely unanalysed candidate is the mill parcel on the southern boundary - a tower there would stand nine metres from the south face of both towers, and no sanctioned envelope for it could be found.

Twenty-six minutes to the coastal road - the longest reading in the portfolio
  • Measured on a weekday late morning, the drive to the nearest coastal-road entry node took 26 minutes.
  • That is the longest figure recorded across the portfolio to date.
  • For calibration, the two inland comparators - one on Malabar Hill, one in Ghatkopar - both measured 18 minutes, and the Worli Sea Face properties measure one to three.
  • This is a fact about the belt rather than a defect in the building.
  • Byculla sits on the eastern spine, and the coastal road is a cross-town journey from here rather than a local one - the same will be true of every property on this frontage.
  • It is also the fact a resident lives with twice a day, so it belongs in the decision rather than in a footnote.
  • Worth flagging as an open calibration question: another property in this same belt currently carries a road-access score of 5.0 on an unmeasured basis, while this one is scored on an actual measurement.
  • If a second eastern-spine measurement lands in the same band, road access should stop being read as a single city-wide ladder.
Fixable? Builders like to sell connectivity as kilometres from a landmark — but the real test is time, not distance: how long you would actually be stuck, at peak hour, just getting to a fast arterial like a Sea Link or Coastal Road on-ramp. The access route and the on-ramp are municipal and outside the developer's control, so there is no fix to offer — only an honest read of the peak-hour reality today and the area's trajectory by 2032, once the surrounding pipeline has built out.

A kitchen on the outside wall with a service shaft and a dry balcony - the right answer
  • On the approved plate the kitchen sits against the external envelope, with a service shaft and a service slab set 60 centimetres below immediately outside it, and a dry balcony adjoining.
  • That is a genuine external air path and a working utility zone off the kitchen - not the sealed internal galley that traps cooking odour in the living room, which is the failure mode this attribute exists to catch.
  • The specification promises piped gas into the kitchen with a gas leak detector.
  • Note what the air conditioning covers and what it does not: the variable-refrigerant system is specified for living rooms and bedrooms only, so the kitchen is unconditioned.
  • That is the correct outcome for cross-ventilation and should be read as a positive rather than as an omission - a sealed, conditioned kitchen is the thing to avoid.

Two ordinary passenger lifts for 45 floors - the marketed four include the fire lift

Each core draws four lift shafts, and two of the four are a FIRE lift and an EVACUATION lift. Ordinary passenger service is two lifts per tower, over 44 landings and a 172.90-metre rise.

  • Modelled on those two lifts, the peak wait comes out at 62 to 80 seconds at luxury lift speeds and 80 to 103 seconds at more ordinary ones - the bottom grade on both readings, and the bottom grade at this price point is a finding on its own.
  • Counting the fire lift as a third car, which is what happens in practice because a fire lift is an ordinary lift with fire-rated features, brings it to 41 to 53 seconds.
  • Counting all four, as the marketing does, gives 31 to 40 seconds.
  • In other words the marketed figure is reachable only by treating the evacuation lift as everyday transport.
  • The two towers are not equal here, and the gap is large.
  • The first tower puts 75 homes on its two passenger lifts; the second puts 153 on the same two, over an identical rise.
  • A buyer in the second tower queues behind roughly twice the population - the same trade that makes its floor plate the more efficient of the two.
  • Lift speed and rated capacity appear in no document in the file, so the range above is a model rather than a measurement, and it is one a buyer can settle in ten minutes by standing in the lobby at 8.30 in the morning.
Modelled peak wait: 62-80 seconds on the two passenger lifts, 41-53 seconds if the fire lift is counted as a third car.

Cannot be assessed - the municipal building approval is missing from the file
  • This one is left open deliberately, and the reason is a missing document rather than a missing answer.
  • The municipal building approval and its last amendment of 18 August 2023 are not in the file: the annexure of the registered agreement labelled 'Copy of municipal building approval' actually contains an amended-plan approval letter of 5 December 2023, bound twice.
  • Without the approval itself neither the sanctioned water-connection unit count nor the hydraulic engineer's clearance condition can be read, and those two things are what decide whether the water supply was sized for the number of homes that were eventually sold.
  • What is known should be said plainly rather than left as a blank.
  • The architect's certified filing records rainwater harvesting as NIL.
  • The specification annexure contains no rainwater harvesting, no sewage treatment plant and no water-treatment item of any kind, and the agreement mentions a treatment plant only as something the developer MAY install and charge for later.

  • How many water connections was the building sanctioned for, what does the hydraulic engineer's clearance require, and is any part of supply on tankers?

Drive to your own numbered bay - the best arrangement in the portfolio
  • Every deck is drawn as a drive-way with a 6-metre carriageway, and the plates show SEPARATE one-way up and down ramps, each 7.5 metres wide at a one-in-ten-point-six gradient, running around a central island.
  • Bays are individually numbered dedicated stalls.
  • There is no car lift, no puzzle rack and no mechanical parking anywhere on the drawings, and the stamp valuation independently values mechanical parking at zero.
  • That is the top of the access ladder - a resident drives to their own bay and walks to a lift.

There are enough of them. 531 bays were sanctioned for 233 homes, about 2.28 each, and the reference agreement allots THREE bays to a single home and expressly charges nothing for them - the agreement records that no price, fee or consideration was recovered for parking.

  • The building was completed as ground plus seven decks rather than the nine drawn. On the only deck-by-deck table in the file that leaves roughly 428 bays against a stated requirement of 427 - essentially no surplus, where the drawings showed 95 bays of headroom. The as-built count itself is in no document.
  • The agreement leaves the LEVEL and the NUMBER to the developer, to be identified at the time of offering possession, on a stack eight levels deep. Which deck a bay sits on is most of the daily experience of using it.
  • There is no electric-vehicle charging provision anywhere in the specification, and retrofitting an eight-level podium is a society-level project rather than an individual one.

  • Which deck and which bay numbers come with this apartment, what is the bay width, and what is the route to installing a charger?

Two different populations across the two towers, and a third in its own wing
  • The two sale towers are different products for different buyers.
  • The first is 75 large homes at two a floor; the second is 153 smaller homes at four a floor.
  • They share one gate, one podium and one clubhouse, so the community a buyer joins is the sum of the two rather than the tower they live in.
  • Separately, 66 inclusive-housing households occupy their own ten-storey wing at the street end of the same compound, with their own entrance, their own nine parking bays and, in the words of the transfer deed to the municipal corporation, 'independent exclusive facilities/amenities'.
  • That is an allocation in a separate structure rather than shared-building living, so it does not raise the questions that a mixed rehousing floor would.
  • Fifty-two of the 66 were transferred to the corporation by a deed of 27 December 2023; the developer retained 14, and what happens to those 14 is worth asking.

The factual position is unremarkable and common in this city. What is not defensible is that no marketing document acknowledges any part of the arrangement.

DocumentedWing A and Wing B are BOTH 172.90 m and stand roughly 90 m apart on an east-west strip, with their own ten-level parking podium and clubhouse between them. Because the two tops are identical, there is no floor at which either clears the other: the inward aspect of each tower is walled by the other at EVERY floor, across roughly 22 degrees. Below that, the podium tops out at 25.60 m and the clubhouse at 34.00 m, which against a first habitable floor of 6.85 m and 3.65 m floors clears at about the 10th floor. East of Wing B the inclusive-housing wing rises 29.30 m, clearing at about Wing B's 9th.
The inward-facing homes in both towers look at the other tower, at every floor, forever.

Documented[REXRAY-FIELD] 'for Tower A, Piramal Mahalaxmi blocks a material west sea view; L&T Mahalaxmi will also block the same west view among others.' The raycast on the confirmed coordinates reproduces it independently: PIRAMAL MAHALAXMI stands 306 m due west at 259 m and walls its slice of Wing A's west arc at EVERY floor, since the subject's terrace is 172.90 m. L&T MAHALAXMI, 300 m tall, sits at 961 m on the same bearing and would do the same when built - it registers only after a defensible 55 m tower plate is supplied, because on the engine's default width it falls under the sliver threshold and disappears.
The one aspect on this plot with a sea in it is the one the neighbours have already taken.

DocumentedThe last developer sale on record - Rs 102,241,016 for 2,190 sq ft RERA carpet, Rs 46,686 per sq ft, registered 12/03/2026 - bought the SECOND floor of Wing A, the lowest habitable floor in the building, at 16.7% above the field band's Rs 40,000 base. The band's top of Rs 55,000-60,000 is attributed by the field, and corroborated by listing quotes computing to Rs 56,000-58,200, to 'higher floors with clearer views'. The two clearest arcs are the north and Wing B's east; 7 Mahalaxmi is sanctioned to 241.9 m and 312 m at 509 m due north, and the east mid-field is filling.
A deck-facing low floor already costs Rs 46,686 a foot here, so everything above that is paid for height and open sky - on the two arcs that have sanctioned towers standing in them.

MarketedThe brochure presents the project as a Prestige Group development throughout and never explains the word 'Jasdan'. 'Jasdan Construction' and 'Jasdan Altezza' appear nowhere in its 34 pages, and no predecessor developer, landowner or joint-venture counterparty is named anywhere.
DocumentedThe scheme was begun as 'JASDAN ALTEZZA' by JASDAN CONSTRUCTION PRIVATE LIMITED, to whom the commencement certificate of 06/11/2018 is addressed at Marathon Innova, Lower Parel. Prestige entered by Development Agreement on 01/10/2019, bought the land on 17/08/2021 for Rs 185 crore, and was accepted by MCGM as the substituted applicant on 20/10/2021 - FIVE DAYS AFTER MahaRERA had already registered the project in Prestige's name on 15/10/2021. The certificate keeps its original number and its original addressee on page 1 to this day; the substitution is proved only on page 5 of the same PDF.
A municipal change-of-applicant, not an insolvency substitution - and therefore invisible to Rexray's usual test.

It is recited in the promoter's own title report and at Recital S of the registered agreement. A partial release of 25/08/2023 discharged 335.35 sq m of amenity space and 52 EWS tenements. Separately, the two files in the dump LABELLED 'CERSAI' are not CERSAI reports at all - they are Prestige letterhead letters promising to 'submit updated CERSAI reports... as and when the change is created'.
The charge position is professionally verified; the portal answer is simply wrong and has been since 2022.

The Proforma A tenement statement counts 3 at stilt plus 7 on each of the 1st to 9th floors. 52 of the 66 were transferred to Brihanmumbai Municipal Corporation by registered Deed of Transfer of 27/12/2023, each 27.89 sq m carpet, with 7 car parking spaces and 'independent exclusive facilities/amenities'; the title report records that 'the balance 14 units/tenements will be retained by the PEPL'. The MahaRERA Building Details table lists TWO buildings. The compound holds four structures and 299 households.
The compound houses 299 households, not 233, and a fifth of them appear in no filing and no marketing document.

The sanctioned plate shows the balcony alone at 6.94 x 1.50 = 10.41 sq m - i.e. the whole declared aggregate. The same plate also draws, attached to the same home, a DRY BALCONY of 3.65 x 1.35 (4.93 sq m), an ENCLOSED FOYER of 2.98 x 2.75 (8.20 sq m) inside the front door, and a 'SERVICE SLAB 60 cm below'. None is quantified anywhere in the agreement. And the red boundary line by which cll. 1.1.9, 4.1 and Recital T define the Flat is ABSENT from the registered copy, which is a greyscale scan with zero red pixels.
The instrument that sold the home cannot be reconciled with the drawing of it.

The mechanism is good - a drivable ramped self-park with SEPARATE one-way up and down ramps 7.50 m wide at 1:10.62, 6.00 m driveways and individually numbered dedicated bays, with lifts and lobbies at each end of every deck; there is no car lift, stack or puzzle rack anywhere. But the bay is 'an exclusive amenity attached to the Flat', not a deeded asset; no consideration was charged for it; unallocated bays remain 'the absolute property of the Developer'; and cl. 4.2 defers the choice: 'the location of the Car Parking Space/s shall be identified and finalized by the Developer at the time of offering possession'. No EV charging provision exists in the specification or the agreement.

Documented[REXRAY-FIELD] 'north is cleanest today with greenery but Mahalaxmi 7 (Runwal) will block in future.' 7 Mahalaxmi stands 509 m due north at bearing 11 degrees; its Tower 3 is sanctioned to 241.9 m on the Section sheet in its own Rexray leaf, and its Plot B pair at 312 m already registers on Wing B's north-east arc at 276 and 349 m, walling at every floor when built. On the west, L&T Mahalaxmi at 300 m and the Piramal Gr+78 parcel at 242 m sit on the same bearings as the sea aspect.
North is the best arc in the building and a 242 m tower is sanctioned 509 m up it; west is the only sea aspect and a 300 m tower is sanctioned across it.

DocumentedEach core draws four lift shafts and two of them are a fire lift and an evacuation lift. Ordinary passenger service is TWO lifts per tower over 44 landings and a 172.90 m rise. Modelled on those two the peak interval is 62-80 seconds at luxury lift speeds and 80-103 seconds at ordinary ones - the bottom grade on both. On three cars, counting the fire lift, it is 41-53 seconds; on four, 31-40 seconds. The marketed figure is reachable only by counting the evacuation lift as everyday transport. Wing A puts 75 homes on its two passenger lifts and Wing B puts 153 on the same two.
Everyday lift service is two cars for 45 floors, and the second tower carries twice the population per car that the first does.

The block plan's own setback dimensions put both towers 9.03 to 10.68 m from the northern and southern boundaries - and because each tower's plate runs north-south, the NORTH AND SOUTH FACES ARE WHERE THE BALCONIES AND LIVING ROOMS ARE. No height is sourced for any of the three abutters.
The registered abutters do not wall the aspects today; the southern parcel is a mill site and mill sites in this belt redevelop.

The plan set this leaf is read from - the 28-sheet 2022 upload - draws 'GROUND FLOOR + 1st TO 9th PODIUM, BLDG.HT. = 32.60 MT' with a 17.15 m clubhouse. The occupation certificate and the architect's own Form 1 both record SEVEN podium decks and an 8.40 m clubhouse. Neither plan set in the file carries a legible date in its 'STAMP OF DATE OF APPROVAL OF PLAN' box, so the standard check - that the governing certificate cites the plan date you selected - cannot be run at all.
The entitlement question is closed by the occupation certificate; what survives is a measurement caveat.

MarketedThe brochure's location map labels hospitals, schools, malls, clubs, cinemas and the racecourse. It does not label a prison.
DocumentedThe sanctioned podium plates carry the printed instruction 'LOUVERS TO AVOID DIRECT VISION TOWARDS JAIL', repeated on the sheet. Rexray places Arthur Road Jail (Mumbai Central Prison) within a few hundred metres and has met it on two previous subjects in this belt: at P24 Piramal Mahalaxmi an No-Objection Certificate was required, and at P34 7 Mahalaxmi the sale towers were oriented deliberately to avoid overlooking it.
The approving authority required louvers toward the jail on the car-park levels; the field's view is that no prisons No-Objection Certificate was required.

Five questions to ask before you commit
  1. Which direction does the apartment actually face, and what stands in that arc at your floor? Ask for a massing view with both towers, the podium and the clubhouse drawn solid, from your own floor level.
  2. What is sanctioned at 7 Mahalaxmi, 509 metres due north, and when does it rise? The north is the cleanest arc today and a 241.9-metre tower with a 312-metre pair behind it is approved on that bearing.
  3. Which podium deck and which bay numbers come with the apartment, what is the bay width and door clearance, and is there any route to installing a car charger? The agreement leaves the choice to the developer until possession and the specification has no charging provision at all.
  4. Which lifts actually serve residents day to day, at what speed, and can you time a peak-hour wait in the tower you are buying in? Two of the four in each core are a fire lift and an evacuation lift.
  5. When will the land be transferred to the society, and what is the transfer fee if you sell before that happens? Transfer is conditioned on every buyer paying in full and carries no outer date, and the agreement reserves a transfer fee without naming a rate.
