The five things that decide it
1The project is marketed on an 'uninterrupted sea view'. The sea is to the west, and two same-height neighbours - Mitani Sky9 (125 m) and the Nakoda Mehta Sunshine towers (127 m), 150 to 200 metres off - obstruct part of that western arc at every floor, since matching this tower's height means going higher does not clear them. The sea view is real but partial, not uninterrupted.
2The structure is nearly there - Wing A slabs at 86 per cent, the rehab wing complete - but the finish is not: internal and external works stand at 30 per cent while the engineer has already certified 113 per cent of the construction-cost estimate as spent, and the last commencement certificate lapsed in November 2025 against a promised end-2027 handover.
