Early-stage Girgaon redevelopment - fine apartment, walled view, delivery the open question · RERA P51900078858 (Sky 9) - Active, registered 15/01/2025, completion 31/05/2029
The brochure sells a sky-high South Mumbai luxury tower; the reality is a five-percent-built Girgaon redevelopment by an untested promoter, ringed by its own neighbourhood of equally tall towers - with one real edge: you drive to your own parking bay.
No hard stop - title is clean, RERA active, FSI consumed, and the home and parking are genuine strengths. But the composite is held to the middle by a promoter new to the Rexray set, barely out of the ground on a four-year promise, a view walled by its own neighbourhood below the top floors, slow lane access, and a rehab-heavy shared compound. Revisit as construction advances and the developer's execution proves out.
Pillar score is the average of the scored attributes below; some attributes are qualitative and carry questions rather than a number.
The plot was conveyed whole to the developer in December 2023, and a 2024 advocate's report on a seventy-five-year search certifies clear and marketable title, free of encumbrances, with no pending litigation - a clean chain up from the family that held it for decades.
Two things to close rather than fear: the land is of Pension-and-Tax (Collector's) tenure, not pure freehold, so a Collector No-Objection Certificate or unearned-increment may apply on redevelopment or when the society takes conveyance; and the advocate expressly did not inspect originals, so the clean opinion rests on the owner's confirmations.
To its credit, the locality is stated honestly - it is marketed as Girgaon / Sikka Nagar in South Mumbai, which is where it is, with no address upgrade.

The apartment is a real strength: an efficiency of about eighty-six percent for the large three-to-four-bedroom Wing A homes, only two flats a floor, disclosed private decks and ten-foot-four ceilings - comfortably above the Rexray set's middle.
The only open item is a geometry check on a high-resolution sanctioned plate; nothing on the plans read points to a penalty beyond a mildly irregular envelope from the plot shape.
Nothing points to the 'exclusive-use' common-area problem that inflates apparent carpet on some luxury plates, and the two-homes-per-floor layout is structurally low-risk for the private-lobby version of it.

The compact plot carries far more than the sale tower: a full rehab wing of small units and rehabilitated ground-floor shops share the compound with the large sale homes - roughly a two-to-one rehab-to-sale mix on the RERA count.
The rehab sits in its own wing rather than in-tower, which is lighter than shared-floor cohabitation, but the single podium, the shared lift cores and the rehoused residential-and-commercial population are real intra-plot density next to a tower sold as luxury.
The Wing A kitchens open onto a deck-and-utility edge with an external chajja, so the ventilation test reads as a clear pass - subject only to a confirmation on a high-resolution plate.
A shared four-lift core - one passenger, one fire and two service lifts - serves the wings, materially better than the single passenger lift the RERA amenities schedule appeared to declare.
