The building is done — fully certified in February 2026, as sanctioned, three minutes from the Coastal Road, one home per floor. What moves the number is the land: BMC's 2008 policy to re-lease for 30 years at higher rent is before the High Court, and the agreement passes any increase, back-dated to the occupancy certificate (OC), to owners with no developer backstop. Add a marketed area that counts a common lobby, a sea view that depends on low-rise neighbours staying low, and only one home sold so far.
