  1. Which floors clear the commercial towers going up between this building and the racecourse? Ask for it in writing, floor by floor, and ask the same about the three-hundred-metre towers planned nearby.
  2. From which floor do east-facing apartments clear the neighbouring tower thirty metres away, and what exactly does 'open east-to-west' mean below that floor?
  3. The floor on your agreement is numbered twelve higher than the approved plan - the 91st is the 79th. Ask what the outcome of the May 2023 show-cause notice was, and how the developer proposes a future buyer, valuer or lender should reconcile the two numbers.
  4. Commission your own structural and waterproofing survey before you commit, focused on the windows and the external walls. These are the items the field reading flags, they sit outside your apartment, and they become the society's bill rather than yours alone.
  5. Ask residents who have lived here since January 2023 what the lift wait is at half past eight in the morning, and specifically what it is like coming up from a podium parking level.
