Five questions to ask before you commit
  1. Produce the construction certificate dated around 20 March 2026 that your portal records but does not attach. The most recent one in your own agreement's annexures reaches the 22nd floor and expired on 17 February 2026.
  2. What exactly is 'ECA' on your unit plates? It is defined nowhere in the brochure, and your registered agreement calls it limited common area and says no price was charged for it.
  3. Your brochure shows three apartment sizes. On ten of the twenty-seven floors your own inventory shows a different configuration, with about 29 square metres moved out of the largest apartment. Which applies to the floor being offered?
  4. Raheja Sobo Residences was registered with the regulator four days after this agreement, stands 225 metres north-west at a reported 238 metres, and will sit 61 metres above your terrace. What is your disclosure to buyers on the view?
  5. Has the housing-board permission been revalidated in the developer's name? Your own title opinion is expressly conditional on it, and the certificate in the file is in the landowner's name and recorded as expired.
Analyst's Read

The asset is not the problem. Access, lifts, kitchen ventilation, the deep podium and the price position all score well, and the rehabilitation component is properly separated into its own building with its own society. What drags this down is everything to do with delivery and the public record: no superstructure certified across 27 months, a governing construction certificate absent from the file with the latest one expired, apartments registered up to the 41st floor against a certified 22nd, and a portal that answers 'no litigation' where the developer's own title report discloses five matters. Both of the heaviest flags are answerable with documents the developer already holds — which is why this reads as a property to investigate rather than one to walk away from.
