Flags
  1. Marketed height is largely unsanctioned: approved to 29 floors on a plinth permit, the rest riding on FSI still to buy and a live court order.

Five questions to ask before you commit
  1. Which floor sits under the current sanction and which needs a future amendment - get the sanction date for your specific floor.
  2. What is the status and next date of the High Court order restricting part of the buildable area?
  3. What height has the municipal approval actually cleared to date, and what are its high-rise No-Objection Certificate conditions?
  4. For an open-sea view, confirm your floor clears the on-plot MHADA/BMC rehab (about the 20th floor up) - and note the west will be walled by the BDD Chawl towers.
  5. Confirm bay ownership/allotment and EV-charger permission, and the charge (CERSAI) position on the land.
Analyst's Read

The land, the build and the east view are genuinely good, and the developer has delivered on this estate before. But 60% of the score is Fundamentals, and the fundamentals carry a marketed tower whose height is not yet sanctioned - built to plinth, on newly-created development rights part of which a High Court order still restricts. Investigate the sanction under your specific floor before you commit; within the approved envelope the read is far more comfortable than above it.
