Analyst's Read

No single deal-breaker (no flags). The fundamentals are strong - a clean freehold, a top-firm marketable title, a 'super' whole-floor layout, ~3-minute arterial access and low density, from a Grade-A developer. What holds it to Fair, and to an investigate stance, is a cluster of open, buyer-material unknowns: possession depends on an off-site SRA transit camp (PTC) and the tower is barely started (2033), the marketed sea view is not lifetime-protected, and the ask is expected above the Imperial band (front-row position + brand) on a view that does not fully support it. Resolve the PTC-dependency status, the whole-floor carpet/price and the western-plot risk before committing.
