  1. Is the full G+26 (and the floor area (FSI) for floors 19-28) sanctioned yet, and what are the current Civil-Aviation (AAI) and Metro No-Objection Certificate statuses?
  2. How are the lobbies, lifts, entrances and amenities arranged between the rehab and the sale residents — is anything segregated, and who controls the society/maintenance?
  3. The marketed floor layout shows external kitchen ventilation and a low-density compound — is that the SANCTIONED/registered version the agreement will hold you to?
  4. Why do the premium flats face east, and what does each floor band actually see (Adani Ten BKC to the north, the BKC office skyline to the south)?
  5. Since there is no the agreement yet, what carpet, price, floor and possession date will it commit to — and how is the Rs.225 cr Aditya Birla mortgage released against an individual flat on completion?
Analyst's Read

The land and location are genuinely strong (clean freehold society title, BKC-adjacent), and the compound is low-density with open space. But a buyer today would still be paying luxury prices into a building that is only sanctioned to 18 of a marketed 26 floors with a plinth-level CC and no sale agreement yet, and shares half its flats with rehoused society residents. The floor-sanction/AFS contingency is the reason to investigate before committing.
