Overall Score5.1/10as of 08/26

An 'exclusive' Marine Drive tower that shares its plot with a 43-storey rehab building for 694 households - with a genuine sea view, distressed-fund capital, and a sixth of its height built against a 2028 date.

Flags
  1. The project charge ran from a bank to a distressed-asset company to a structured-credit fund (~Rs.570 crore); the only search on record predates it.
  2. A BMC crematorium stands directly in front on the sea-facing side; the plot also holds a 43-storey, 694-home rehab tower, unshown in the marketing.

Five questions to ask before you commit
  1. Which face and floor is this specific home on? Only the sea-facing 3/3.5-bed and the upper-floor combined 4-bed hold the sea view; the two east 2BHKs look into the rehab tower.
  2. How far along is construction against the 2028 date - what floor is the slab at now, and what is the month-on-month casting pace?
  3. Ask for a today-dated charge search against the developer, and whether the structured-credit fund's instrument is convertible or carries control rights over the project.
  4. Is the Marine Drive frontage that keeps the sea view open actually heritage-protected - and what is the status of the occupant litigation from the chawl rehousing?
  5. Confirm the service slabs marketed as usable 'area' are not being counted in your price and carry no municipal-enclosure risk.
Analyst's Read

Investigate. The view and services are real and the rehab tower is already up, but the fundamentals a buyer cannot see on a visit are the soft part - distressed-asset and fund capital over everything, an aggressive delivery programme to 2028, live occupant litigation, and a shared plot the marketing omits. Confirm the floor and face, the charge position, the delivery pace and the litigation before committing.
