  3. How many homes are rehab versus pure sale, on which floors, and are the re-amended tenant agreements (PAAAs) registered?
  4. How does the car-lift parking work at peak, what happens if a lift fails, and which deck and bay come with the unit?
  5. Which floor does the outlook actually clear the Neo Developers tower next door to the west?

The composite is held to the middle by real, resolvable problems on an otherwise finished building: the developer's title stops ~15% short of the plot the tower stands on, there is no occupation certificate on a building already occupied and reselling, the parking is car-lift-only, and the tower is a dense, rehab-majority shared-core one. Offsetting them: construction risk is largely retired, the kitchens and the area price are fair, and the marketing is honest on the numbers. Revisit at OC and once the 2989 acquisition and the tenant handover are documented.
